The median list of prices for Oregon City, OR 97045 is $769,450 with the market action index hovering around 68. This is an increase over last month’s market action index of 67. Real estate inventory has decreased to 44.

The Market Action Index answers the question, “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies Seller’s market condition. Below 30, conditions favor the Buyer. Currently our market lands at a 68, indicating that we are in a sellers market.

New listings (2,229) increased .4% from the 2,238 listings in November 2020, and increased 31.0% from the 3,232 homes listed in October 2021. Pending sales (2,660) decreased 4.0% from the 2,557 offers accepted in November 2020, and decreased 16.5% from the 3,187 offers accepted in October 2021. Closed sales (2,832) increased 3.2% from the 2,745 closings recorded last year in November 2020, and increased 9.5% from the 3,129 closings in October 2021. Inventory climbed to .8 months in November and total market time decreased to 27 days.
